Michael understands that a home represents many things – property, a financial asset, a shelter over one’s head, and ultimately, a refuge and the place where lifetime memories are created. Since the decisions involved are inherently personal, the process of selling is much more about people than it is about property. His mission is to deliver a uniquely personal and positive real estate experience.

If you list your property with Houlihan Lawrence our comprehensive marketing programs are designed to reach beyond the local marketplace to expose your home to metropolitan, national and international audiences. In addition to traditional media, all Houlihan Lawrence listings are advertised across a network of more than 35 real estate websites that reach a combined global audience of more than 30 million unique visitors per month. Our exclusive color magazine “Gallery of Homes” is distributed seven times a year throughout Westchester, Putnam and Dutchess Counties and New York City.

5 Steps to Help You Sell Your Property Quickly

1. Prepare yourself to sell your house.

Do your best to assess your property differently, no longer as your home, but as a marketable product. This will take some effort, especially if you have lived in your home for a number of years and have many memories, but is necessary for maximizing your potential.

2. Prepare your house.

Look at your house as objectively as possible. Friends and neighbors might also be very helpful, because they are probably more objective. Overlooking flaws now could be costly later, so repair them prior to putting your house on the market.

3. Do what is necessary to make your house stand out from the competition.

Make certain that your house is fresh, clean, and well maintained, both on the exterior and the interior.

4. Remove some of your “imprint” on the house.

For instance, displaying a few family photographs is fine, but remembers that buyers must be able to envision themselves living here. This can be difficult if too many personal items are displayed.

5. Consider a professional house inspection.

An inspector will probably discover any major defects before they create problems with potential buyers. Performing an inspection will also signal to buyers that you are responsible and ready to sell your house.
